Overview
The Ritz-Carlton Residences Estero – South Tower is a premier luxury residential project located along the stunning Estero Bay. As a landmark development, this project embodies elegance, high-end finishes, and technical complexity. It is the perfect match for IOS’ comprehensive capabilities in delivering fully integrated door, hardware, and security solutions.
Scope of Work
IOS was contracted to deliver Division 8 (D8), Division 10 (D10), and Division 28 (D28) scope, including:
- Supply and installation of hollow metal frames and doors
- Commercial wood doors and frames for the amenity level and unit entries
- All unit interior wood pre-hungs, pocket doors, and by-pass openings
- Coordination and delivery of amenity-level corridor doors requiring an integrated panic bar from Total Door manufacturer
- Design and implementation of Access Control Systems (ACS) and Video Management Systems (VMS) that will unify security for both North and South towers



Key Challenges & Solutions
1. Logistical Flexibility: Despite some external delays in shipments, IOS leveraged its internal resources, supply chain relationships, and project management expertise to rapidly mobilize and meet aggressive deadlines without compromising quality.
2. Changes and Project Evolution: The project experienced multiple design changes. IOS responded with agility, adjusting schedules, procurement, and field operations in real-time to align with the evolving vision.
3. Overlapping D28 Scope with Existing D8 Work: The addition of D28 security scope required retrofitting previously fabricated materials. IOS successfully integrated a Comsense-built job — initially without ACS — to include advanced security components, maintaining full compatibility and project integrity.

- First Fully Integrated IOS Project on Florida’s West Coast: This was among the first projects in the region managed fully from start to finish by the local IOS team, serving as a proving ground for internal processes and demonstrating the strength of the Integrated Advantage model.
- Hardware Development Support for Millwork Subcontractor: IOS assisted a millwork subcontractor unfamiliar with job requirements by developing complete hardware sets, ensuring seamless execution.
- Custom Engineering Solution with Precision Door: IOS collaborated with Precision Door to design an offset pocket cage detail — placing the door slab to one side of the cage to allow space for bathroom electrical boxes. This innovation is now a permanent offering from Precision Door.
- Unified Security System: IOS designed a tower-wide security system integrating ACS and VMS for both towers, ensuring residents benefit from a cohesive, modern, and secure environment.
